What Is an Electrical Installation Condition Report?

An Electrical Installation Condition Report (EICR) is a detailed safety assessment of your property’s fixed electrical installation, carried out to BS 7671, the national wiring standard. It checks the condition of your wiring, consumer unit, protective devices, earthing, bonding, sockets, switches and fixed electrical accessories.

At the end of the inspection, you’ll receive a clear written report with supporting photographs, summarising the findings and outlining any observations or remedial work required. View a sample electrical safety report.

Who Needs an EICR?

Homeowners are typically advised to have an EICR every 10 years, or sooner for older properties, altered installations, or before buying or selling.

Landlords are legally required to hold a valid EICR for privately rented properties, usually carried out at least every 5 years.

Buying or Selling a Property – an EICR is often requested during conveyancing and can help prevent delays.

Renovations or Extensions – an EICR provides a clear understanding of the existing installation before work begins.

What Happens During an Electrical Safety Inspection?

An EICR covers both a visual inspection and instrument testing of the fixed electrical installation. There will be brief periods where circuits are isolated for testing. We agree all limitations with you before we begin.

More Than Just a Certificate - A Proper Safety Inspection

EICRs can legally be carried out by any competent person. However, the industry-recommended qualification for this type of work is the Level 3 Award in Inspection, Testing and Certification of Electrical Installations, known as the 2391.
